Our company started out as a real estate brokerage, and our co-founder Alejandro Szita worked as a commercial and residential real estate agent and broker for over 10 years prior to starting Prosperity Lending. Though we now exclusively do loans, we understand how sensitive real estate purchases can be, and we are here to back you up.

Purchase transactions are delicate, because they are time-sensitive and there is no room for error. Many transactions go sideways, and it becomes frantic for everyone who is trying to do their best at the last minute. The client is usually already under a lot of stress, this being the largest transaction they will have to deal with in their life. If you then add the stress of a loan not going well, the situation can become a cauldron of emotions.

We are all-too familiar with such potential scenarios. But, thanks to our knowledge and experience, we know what we need to do to prevent them. We are meticulous during every step of the loan process and proactively work to eliminate any potential problems BEFORE they occur.

Total certainty with 100% Lender Pre-Approval before you take your buyers shopping

For conforming loans, we have a 100% pre-approval service through the lender, so you can get a guaranteed pre-approved loan amount for your buyer before you take him or her shopping for homes. The buyer is pre-approved by the lender through the Desktop Underwriting (DU) or Loan Prospector (LP) System, and additionally, the file is manually reviewed by a human underwriter at the lender’s offices. In this manner, the buyer is fully lender-approved—no surprises. This saves about two weeks and allows you to close faster and with total certainty about the buyer’s qualifications!

Thorough in-house pre-qualification

Even when using lenders who do not provide 100% pre-approval as above, we do thorough preparation through our own in-house pre-qualification process. First, we spend the needed time getting to know the client and finding out all relevant details of his or her financial situation. This enables us to do a thorough analysis and determine which loan programs and loan amount the client will realistically qualify for. We then use our proprietary in-house “The Qualifier™” pre-qualification system to satisfy ourselves that the client will be approved. This is not a complete guarantee, but in practice it is very accurate. In order to prevent disappointments and unnecessary damage to clients’ credit scores, we only submit the actual loan application when we are confident that the client will be approved.

Thanks to our experience and the connections we have made with niche lenders, we have been able to provide mortgages for some of the most challenging and complex loan scenarios. Whether your buyer is an employee, a self-employed professional, an entrepreneur, a real estate investor or even a foreign national, we have the expertise to help them succeed.

We are very adept at handling clients who have complex financial patterns and are considered “non-QM” borrowers. We offer special loan programs for these borrowers, and more often than not, we can find a mortgage program that works for them—even when they have been told elsewhere that they did not qualify.
