What We Do

Prosperity Lending is an independent mortgage brokerage for business owners and self-employed professionals. Many of our clients come to us after having been rejected elsewhere, even though they can easily afford the mortgage payments on the home they were looking to buy. Through intelligent loan “packaging” and using the right lender and loan structure, we usually succeed in helping them get the loan they need.

We have relationships with specialized lenders who cater to self-employed borrowers and are happy to provide great loans at competitive rates. In addition, we provide great customer service, such as by minimizing paperwork and providing evening and weekend hours.

What we offer

  • Home mortgages from $250K to $22M

  • Small balance commercial real estate loans ($250K - $5M), including office buildings, warehouses, artist studios, and more.

  • Refinancing, second mortgages, Home Equity Lines of Credit (HELOCs), reverse mortgages, loans for rental properties, fix and flip loans, and much more! All with the needs of self-employed borrowers in mind.

  • Seven different ways to qualify other than W2 income: including bank statements, assets, profit & loss of your business, and (projected) rental income on properties you’re looking to buy

  • Free Brainstorming Consultations; you can call us any time to receive advice about your options, possibilities and figures, even if you’re not ready to buy. We help you get clarity, so that you know what target to shoot for

  • Meticulous in-house preflighting that doesn’t affect your credit score; as a result, we have a 97 approval rate on applications submitted to lenders

  • Evening and weekend hours

  • Clear explanations and transparency about rates, terms and fees; we will answer all your questions and explain every document in easy-to-understand terms

  • We will work with you until you qualify

Friendly, personal service

Mortgage broker Alejandro with one of our clients, a professional trumpet player

As a mortgage broker, we are like a mediator between yourself and the world of lenders, and we also act as an advisor to you. First, we listen to your financial situation in detail. Next, we ask you about your goals, so that we have a clear understanding of what you want to achieve. Then we present mortgage solutions that make sense for you. Thanks to our in-depth knowledge of lending programs for self-employed professionals, we routinely help clients achieve their goals even if they were previously turned down for a mortgage elsewhere. As part of our top customer service commitment, we will work with you evenings and weekends when necessary.

Know before you go with free in-house preflighting

Submitting a mortgage application to a lender has a negative impact on your credit score, so we only do this once we are fully satisfied that it will get approved.

Before we submit a loan application, we run your financial details through our proprietary in-house preflighting process. With your authorization, we also get a copy of your credit report in a manner that does not affect your credit score or credit report.

If something comes up that needs to be handled, we help you fix it first, “package the loan” correctly and only then submit the loan application to a specific lender for a specific mortgage program. We can never guarantee a lender’s ultimate approval, but we have an excellent record: in the last four years, we have had a 97 percent approval of loan applications submitted to lenders.

All-around California real estate consulting when needed

In California, we are not just a mortgage broker, we are also a real estate broker. Before focusing full-time on real estate finance, Alejandro spent 10 years as a real estate agent in commercial real estate, leasing, and luxury homes on the West Side of Los Angeles, before becoming a licensed real estate broker.

As a result, Alejandro can advise you on property values, resolving problems with title, tenant issues and other things that might otherwise get in the way of a perfectly good real estate deal. When needed, he partners with trusted real estate lawyers and accountants to solve challenges and help you get your transaction done.
